
Case Study: Upper Storey and Side Extension with Living Room Refurbishment

Project Overview
This project involved a substantial renovation and extension of a family home in Broxbourne. The top storey was extended over the existing kitchen to create a larger master bedroom complete with dressing room and ensuite. The main family bathroom was expanded and the back guest bedroom redesigned. A side extension was added to increase the hallway space and create a more generous reception room, including a downstairs toilet. On the lower level, the living room was disrupted during construction and underwent a full refurbishment. This included a media wall and new windows throughout the property, resulting in a refreshed and cohesive interior.​

Client Requirements
The client wanted to maximise space upstairs, particularly in the bathroom and master suite. They required a structural review to ensure the building could support the extensions. Plans were developed in collaboration with the architect and the client to achieve a layout that was both practical and reflective of their style preferences.​

Our Solution
The client wanted a clear distinction between the floors, with a quirky hotel-inspired theme featuring vibrant colours downstairs and a calming, luxurious aesthetic in the bedrooms. The living room design centred around natural wood elements. Bealls Carpentry crafted a bespoke live edge sideboard for the media wall, handmade from a single tree trunk. This piece provided a focal point in the living area and perfectly complemented the natural wood theme, demonstrating our skill in creating one-of-a-kind carpentry features.

Challenges We Saw & How We Overcame Them
The project involved multiple structural changes and extensive interior work, but it was delivered within the agreed budget and timescale. Careful planning and coordination with the architect ensured that all extensions and refurbishment work ran smoothly, even when working around the existing living areas.

The Finished Result
The completed cottage was stunning. The new layout created a more spacious feel, with the redesigned staircase fitting perfectly into the overall flow of the home. The kitchen and bathroom were modern and functional, while the new garden area offered a beautiful outdoor retreat. The clients were exceptionally happy with the project, particularly with how we stayed within budget and met the agreed-upon timeline. The transformation of both the interior and exterior of the cottage resulted in an incredibly stylish and functional home, with added curb appeal that truly captured the essence of period design.
